Templeton to Cayucos on (mostly) dirt?

I hear it can be done. I spy some enticing fire or ranch roads on Google Earth, but can't tell what's private property and what isn't. Can anyone direct me? Thanks!

Santa Rita Creek road is what you want connects off old creek road. Other options around there is doing the whale rock resevior loop (newly opening up). We use to snipe it on sundays, fun wide and some single track with a couple grinding climbs. Have fun!
